We make one kind of thing, and we make it carefully.

Most property spreadsheets on the internet are a grid with some headings. They look organised, they get downloaded, and they get abandoned in about three weeks — because a grid does not tell you anything you did not already type into it.

We build the other kind. Every CellWorks file has a sheet at the front that tells you what to fill in first, and a set of formulas behind it that turn what you typed into an answer: what is overdue, what is coming, what it has cost, which property is actually earning. You should be able to open the file after four months away and know where you stand within about ten seconds.

Three rules we do not break

• No macros, ever. A macro means security warnings, a file that will not open on a phone, and nothing at all in Google Sheets. Everything our files do, they do with ordinary formulas that work in both Excel and Google Sheets.
• Every number can be traced. If a cell says a job is forty-one days overdue, you can follow that back to the date you typed and the interval it was measured against. Nothing is calculated somewhere you cannot see.
• The guide is part of the product. Each file ships with a written guide that explains not only where to click but why the intervals are what they are. A spreadsheet nobody understands is just a spreadsheet nobody opens.

Where the files are sold

Everything is sold through our Etsy shop, which handles payment, delivery and refunds. That is a deliberate choice: it means this site never takes your card details, never asks for an address, and has nothing to leak. This site exists to explain the files properly, with more room than a listing page allows.
