What it does
A maintenance schedule that is built around your house, not around an average one.
Most maintenance checklists are written for a house that is not yours. They tell you to service the air conditioning you do not have, and say nothing about the septic tank you do.
This file starts the other way round. Before it shows you a single job it asks twenty-one questions: what the house is built of, how it is heated, whether there is a garage, a fireplace, a well, a pool, how hard the water is, how old the roof is. Then it takes a library of a hundred maintenance jobs and removes every one your answers rule out.
What is left is a list of the things your house genuinely needs. You type in the date each job was last done, and from then on the file works out the next due date, counts the days and turns the row red before it becomes expensive.

Worth knowing first.
What if I do not know when something was last done?
Leave the date empty. The row says NO DATE rather than inventing an overdue count, and it stays that way until you fill it in. Nothing is guessed on your behalf.
How long does the setup take?
About ten minutes for the twenty-one questions. After that you are typing one date at a time, as jobs get done.
I rent my house out. Is this the right file?
