What it does

The renewals you forget are the ones that cost you.

A tenancy does not usually fall apart over something dramatic. It falls apart over a renewal date that went past, a safety certificate that quietly expired, or a repair that was reported six weeks ago and never booked.

This file holds those three things together: who is in which property and until when, what is due for renewal, and which jobs are still open.

Every time you open it the dates are recalculated against today. The top of the file tells you what is already overdue, what runs out in the next sixty days, and which reported jobs have been sitting too long. You find out before the tenant tells you.

Worth knowing first.

How many properties?

Up to thirty, which is past the point where most people are still doing this by memory.

Does it send me reminders?

It cannot email you — it is a spreadsheet, not a service, and that is deliberate: nothing to subscribe to and nothing to break. The reminding happens on the first sheet, the moment you open it.

Does it handle the money side?

No. Rent and costs belong in the Income & Expense Tracker. These two are kept separate on purpose so neither becomes a file you dread opening.
